Seeks new opportunities for us to expand our business. Supports Head of Retail Development in the search for new locations. Identifies, appraises and writes effective briefs on building and scheme layouts and sales opportunities. Provides clear analysis of the proposition.
Is able to lead a team to assess the feasibility and viability of opportunities and manages budgets.
Understands the interrelationships between key stakeholders. Creates and delivers an influencing strategy working alongside Partners in John Lewis directorates. Develops and maintains relationships with suppliers, property companies, developers, agents, architects, highways, consultants, local authorities, and local community groups. Manages Council and Developers high-level relationships up to AFL, stage gate 3, using the Development Manager to represent JLP where required.
Carries out commercial negotiations up to Stage Gate 2 to create the return for the business. Carries out legal negotiations with developers to create the best possible lease structure and development Agreements for the business. Negotiates favourable commercial and legal terms, closing transactions effectively to maximise financial return. Is able to negotiate directly with principals rather than agents.
Ensures regular communication to advise and inform of current news and how it may impact on the business, enabling effective decision-making and strengthen commercial capacity. Tailors the words and nature of the message to engage the audience.
Manages annual budgets, monitors review and manages budgets to maximise results for the year.
Hands over 3rd party relationship management to Development Manager post AFL. Hands over Property Management issues to Project Managers post AFL. Provides support following handover where applicable.
Continuing Professional Development
Maintains knowledge of current planning policy, valuations, ratings, landlord and tenant legislation and property market. Demonstrates commercial awareness in all dealings and maintains personal PDP programme.
