JOB TITLE: Senior Property Manager
CONTRACT: Permanent Full Time
HOURS: Mon – Fri 9am – 5.15pm
SALARY: �20,000 + dependant on experience
RESPONSIBLE TO: Managing Director
Job Purpose :
To provide a comprehensive best in Property Management.
Main Tasks and Responsibilities:
Responsible for the management of all Finance / Budgets, Administration, Customer Service and Maintenance activities relating to the Team’s Portfolio of Developments.
Continuously work to improve the operational performance of the Property Management Team – including assisting with HR management.
Implement and supervise systems and procedures that provide an effective service to the business.
Service Charge Invoicing and Credit Control procedures for Team Portfolio
Instructing and Approving Service Charge Expenditure and Payments relating to Team Portfolio
Developing and Implementing Service Charge Budgeting for Team Portfolio
Completion and Approving Periodic Service Charge Accounts of Portfolio for presentation to Internal and External stakeholders( i.e. directors, shareholders, solicitors etc)
Developing and implementing AGM calendar for Team Portfolio.
Chairing AGM, Quarterly or ad hoc Meeting and implementation of all associated action points arising from meeting.
Communication of all AGM Minutes and correspondence to relevant internal and external stakeholders (directors, shareholders, solicitors etc.)
Management of all Company Secretarial matters for Team portfolio.
Developing , Implementing, and Reviewing all activities relating to the planned and un-planned facilities management of the Team Portfolio.
Management of all matters arising from Insurance Claims for the Team Portfolio.
Management and implementation of all telephone, e mail, fax and letter communications with internal and external stakeholders relating to the Team Portfolio
Monitoring and reporting to Managing Director on all matters relating to Human resource Management of Team
Any other reasonable duties relating to Team Portfolio deemed necessary by Managing Director.

Key Performance Indicators:
Cash flow and Budget Management.
New systems or procedures recommendations
2 - 3 years experience in a Property Management role within the last 5 years.
A demonstrative ability to communicate effectively both written and orally.
Experience in the management of a substantial portfolio of properties / developments such as maintained / serviced apartment blocks.
Experience in managing the financial aspects of the above, such as the creation and monitoring of budgets involved.
An ability to confidently and competently chair AGM’s with senior board members and other individuals associated with properties managed within their team portfolio.
A professional and confident manner whilst fulfilling the above.
