JOB PURPOSE
This position assists the Region Real Estate Manager with the day to day management of the company’s property portfolio. The post holder will be involved with lease reviews, construction, refurbishment and relocation projects, ATL + AFE submissions and general Project Management as required for each project. The role will assist each location management team to ensure Planned Maintenance, refurbishments and upgrades are carried out to ensure Weatherford’s property Portfolio is kept to the highest possible standards within the budgets allocated..
KEY RESPONSIBILITIES

Responsible for all minor, and involved in all major, alterations, refurbishments and both minor and major construction and relocation projects from initiation, through design, budgeting, space planning, tendering, contractor selection and appointment, approval processes, internal and external, and project management through to completion.

Support Country and Area Managers with ATL’s, lease agreements, AFEs, construction projects and any other real estate/facilities matters.

To support and assist the staff responsible for day-to-day management and organisation of all General, Electrical, HVAC and Building Services maintenance throughout the Aberdeen Property Portfolio to ensure an appropriate level of service to all occupants and control of contractors.

To support and assist the staff responsible for service/maintenance contracts throughout the Aberdeen Property Portfolio, including electrical testing, fire/intruder alarm, lifts, cleaning, security, HVAC, Water Treatment (Legionella), pest control etc.

Responsible for the development of Planned Preventative Maintenance regimes throughout the Region Property Portfolio, and develop realistic property maintenance budgets.

Dealing with AFEs and ATLs throughout the Region, in terms of raising, reviewing, approving etc. as required.

Responsible for the negotiation of Dilapidation settlements on leased premises as required in the Region.

General space planning and AutoCAD work as required.

Involved in business rates and valuation works.

You will work closely with our QHSE personnel, will help to ensure full compliance with all workplace related relevant HSE legislation, e.g. Legionella Control, IEE regulations, Asbestos Management etc..

Any other delegated responsibilities as instructed by Line Management within the timeframe specified in a safe and efficient manner to meet business requirements, provided the instruction is reasonable and you are capable and deemed competent to fulfill these.

ADDITIONAL RELEVANT INFORMATION ABOUT JOB
Driving license required and prepared to travel within the region as required.
QUALIFICATIONS

Essential:
SCOTVEC Certificate in either Building Surveying or Architecture.

Good general educational standards

Preferred:
RICS Building Surveying, Architecture or formal Facilities Management Qualification

EXPERIENCE/COMPETENCE

Essential:
Demonstrable post Qualification Experience

Preferred:
Proven background of construction project management.

Proven background in similar or related role

SKILLS/KNOWLEDGE

Essential:
Good knowledge of Building Standard Regulations

Good knowledge of Construction

Good knowledge of relevant HSE legislation

Autocad and Microsoft office programs literate

PERSONAL QUALITIES

Essential:
Must be both a team player and have the ability to work with minimum supervision.

Must have the ability to work to deadlines and encourage and drive others to do likewise.

Must be motivated and a self starter

Must have a strong work ethic

Preferred:
