Our client, a Housing Association based in South Wales is looking for an Asset Manager to start work with them on permanent basis.
As Asset Manager, you will be working within the Asset & Investment team and will be responsible for managing asset management functions including commercial premises, management and interpretation of leases, acquisitions and disposals, boundary issues and licences ensuring that these are delivered to an excellent standard.
Other responsibilities of the role will include:
Ensuring the maintenance of an accurate stock condition database (PIMSS) is used to actively inform, update and validate business planning assumptions and Asset Management strategies
Continuously developing the information systems and modelling tools used for asset management
Providing robust stock condition data reporting, ensuring all aspects are fully costed, risk managed, 30 year strategic and 3-5 year operational investment plans, reflecting legal, tenant and business plan requirements and demonstrating compliance with commitments and covenants
Effectively managing the asset team including Asset Surveyor, Health and Safety/CDM Coordinator and Quality Improvement Officer
Ensuring that asset and property interests are protected and managed including overall responsibility for the maintenance and management of the in-house system in order that it accurately reflects registered ownership of assets
Developing the asset management service including procurement and management of external consultants and ensuring the effective and timely internal and external communication of all relevant information
Managing the collection and validation of stock condition data, using this to produce 5 year works programme and inform and support long term financial plans
Supporting the Head of Assets and Estates in ensuring that Asset Management Strategy application outcomes lead to the consistent delivery of affordable property assets and services that meet residents needs and expectations.
Ensuring that company strategies and operational practice delivers energy efficient sustainability namely by development and implementation of existing draft Affordable Warmth Policy and having responsibility for technical aspects of any current or future energy efficiency and fuel poverty initiatives
Identifying and reporting on performance of assets
Applicants must have the following qualifications and experience;
Relevant professional qualification RICS / CIOB / MCIH
An excellent understanding of the housing, property and construction business
Experience of management of assets and developing practices in order to improve and maintain same
Experience of managing others in order to deliver quality and professional results
Knowledge and understanding of Asset Management strategies
Ideally candidates will also have the following experience:
Knowledge of stock transfer organisations and Welsh Housing Quality Standard requirements
Experience in commercial property management
Understanding of proper investment appraisal and investment planning
Experience of working in and contributing to quality performance management cultures
