Our client, an established Housing Association based in Belfast, has a requirement in their maintenance team for an Asset Management Officer. With a housing stock located across Northern Ireland, our client provides housing primarily for general family households.
The Role
The Asset Management Officer will be responsible for delivering a quality, customer focused and cost effective repairs and planned maintenance service to the Association’s tenants. This includes:
Response Maintenance – receiving maintenance requests from tenants, staff and joint management partners, and issuing appropriate works orders to approved contractors;
Planned and Cyclical Maintenance - inspecting the Association’s properties regularly and drawing up reports on their condition, preparing detailed work schedules for the cyclical redecoration and planned maintenance contracts and overseeing major repair contracts, including liaison with consultants;
Adaptations - administering property adaptations for tenants with disabilities, including liaison with occupational therapists, and claiming grant from the Northern Ireland Housing Executive;
New Properties - liaising with Development staff in respect of new properties, and participating in handovers, as well as ensuring the production of Maintenance Manuals for the buildings and services and equipment installed.
The Person
The successful individual will be able to demonstrate that they possess the following:
An appropriate property related qualification and relevant experience in the delivery of response, planned and cyclical maintenance programmes;
Excellent verbal and written communication skills;
A working knowledge of building construction, estate management and Building and Health & Safety legislation;
Strong Project Management skills and proven track record of delivery;
Proven success of managing contractors, consultants, suppliers and budgets.
Travel
Due to the widespread nature of schemes, the post holder must have access to a form of transport which will permit the requirements of the post to be met in full.
Hours
37 hours per week. A flexi-time system is in operation.
